THERE IS AN EXISTING MASTER DEVELOPMENT PLAN AMENDMENT THAT WAS APPROVED BY THE BOARD OF SUPERVISORS EARLIER THIS YEAR, NOT ALLOWED FOR 123 RESIDENTIAL UNITS CONSISTING OF 49 SINGLE FAMILY LOTS AND 74 TOWN HOME UNITS.

THIS PROJECT IS GONNA BE DEVELOPED OUT IN THREE PHASES WITH PHASES ONE AND TWO CONSISTING OF THE SINGLE FAMILY LOTS IN THE NORTHERN 32 OR SO ACRES AND PHASE THREE CONSISTING OF THE 74 TOWN HOME UNITS ON THE SOUTHERN 21 ACRES.

IT'S GONNA BE CONNECTED TO THE CITY OF WATER OR CITY OF SHOW LOW WATER SYSTEM AND SEWER SERVICES WILL BE PROVIDED BY THE PINETOP SANITARY SEWER DISTRICT.

AND THERE WILL BE FIRE HYDRANTS AT 400 FOOT INTERVALS ALONG THE PROJECT.

CONTINUING OUR PROJECT DESCRIPTION, THEY DO HAVE EIGHT TRACKS DEDICATED OUT, ONE GOING TO THE RIGHT OF WAY AND THE OTHER SEVEN GOING TO OPEN SPACE AND DRAINAGE AS WELL AS PAVED ONSITE AND ACCESS ROADS.

UH, THERE IS A SCREEN GRAB OF THEIR TYPICAL FAMILY, UH, LOT SETBACKS, THEIR SINGLE FAMILY AS WELL AS THEIR TOWN HOMES.

UH, THEY'RE DOING 20 IN THE FRONT, 10 ON THE SIDES, 15 IN THE REAR FOR BOTH TOWN HOMES AS WELL AS SINGLE FAMILY LOTS.

HERE IS OUR VICINITY MAP, KINDA SHOWING WHERE WE ARE IN THE AREA.

WE ARE IN THE WAGON WHEEL AREA, UH, JUST OVER A MILE AND A HALF FROM THE TWO 60 THERE.

UM, THE LAND IN THE VICINITY OF THIS AREA IS GONNA BE ZONED A GENERAL OR SPECIAL DEVELOPMENT, UM, DIRECTLY TO THE NORTH OF THIS PROJECT.

YOU HAVE THE STARLIGHT ESTATES NUMBER TWO SUBDIVISION.

YOU HAVE THE STARLIGHT RIDGE ESTATE TOWNHOUSES NUMBER TWO DIRECTLY TO THE EAST, AS WELL AS THE STARLIGHT RIDGE ESTATE, NUMBER ONE SUBDIVISION.

AND THEN YOU HAVE VACANT A GENERAL LAND TO THE SOUTHEAST AND THE FORT APACHE INDIAN RESERVATION THERE TO THE WEST.

IT'S JUMPING INTO OUR TENTATIVE PLAT.

WE HAVE OUR FIRST PAGE HERE WITH THE APPROVALS, AND THIS IS KIND OF OUR MAP SHOWING, UH, HOW THEY'RE PLANNING ON DEVELOPING IT OUT.

YOU CAN SEE PHASE ONE, THEY'RE INTENDING ON INITIALLY DEVELOPING ALONG THAT CURVED WAGON WHEEL LANE THERE.

UH, THEY'RE GONNA DEVELOP OUT THE FIRST SEVEN LOTS FOLLOWING THAT.

THEY'LL FINISH OUT THE REMAINING SINGLE FAMILY LOTS AND THEN THEY'LL CONTINUE ON DOWN TO THE SOUTH WITH THE TOWNHOME, UH, TOWNHOUSE UNITS DOWN THERE.

AND THEN AS WE MOVE THROUGH THE MORE DETAILED PLAT MAPS, UH, WE ARE STARTING WITH SHEET C3.

SO WE'RE KIND OF WORKING OUR WAY FROM THE NORTH ALL THE WAY DOWN TO THE SOUTH.

SO HERE'S OUR FIRST, UH, POINT ALL THE WAY TO THE NORTH.

THEY DO HAVE ACCESS TO RIM ROAD THERE TO THE VERY NORTH, AND THEN THEY DO HAVE ACCESS TO WAGON WHEEL, UM, OFF OF THAT ZODIAC ROAD THERE, IF YOU CAN SEE IT.

SO TWO ACCESS POINTS ON THIS POINT RIGHT HERE.

MOVING FURTHER DOWN, YOU CAN SEE MORE SINGLE FAMILY LOTS WITH ANOTHER CONNECTION THERE TO WAGON WHEEL LANE.

AND THEN WE START GETTING INTO THE TOWNHOUSE UNITS AND THEN THE LAST, UH, PORTION OF THE TOWNHOUSE UNITS DOWN TO THE VERY SOUTH.

AND SO, COMING TO OUR ANALYSIS PORTION HERE FOR THIS PROJECT, IT DOES MEET MULTIPLE GOALS AND POLICIES OF OUR COMPREHENSIVE PLAN.

UH, OUR COMPREHENSIVE PLAN ENCOURAGES PLAN DEVELOPMENTS WHERE COMPATIBLE LAND USE PATTERNS ARE AVAILABLE.

UH, MULTIPLE ACCESS ROUTES, DEVELOPMENT AREAS WHERE FIRE PROTECTION AND EMERGENCY SERVICES ARE AVAILABLE.

QUALITY DESIGN AND DEVELOPMENT OF WATER, WASTEWATER AND CIRCULATION SYSTEMS. FURTHERMORE, IT ENCOURAGES DEVELOPMENTS TO INFILL LOCATIONS WITH ADEQUATE ACCESS TO UTILITIES AND OTHER SERVICES AND INCREASES IN THE SUPPLY AND TYPE OF HOUSING IN THE COUNTY.

UM, AS OF OCTOBER 9TH, WE HAVE RECEIVED ZERO COMMENTS FOR OR AGAINST IT.

AS OF TODAY, I'M NOT PARTICULARLY SURE.
